One of Northern New South Wales most iconic pubs is set to change hands with The Argyle Hotel up for sale as regional demand for freehold hospitality assets continues to attract investors. We want to capture as much of the room revenue as possible pushing high occupancy and ADR to its limits. I feel that with the support of Jason Nicholson, CHA, Clay Robbins, Jeremy Skinner, Anthony Eman and crew of New Look Renovations Inc we will get there on time. ✔ Watch the budget and gross operating profit. Half of our management team is new to Holiday Inn Resort Fort Walton Beach, but we are enthusiastic, open to learn new approaches and implement them. Budget watching will be critical this year. Secondly, the below was just launched last week, one of my personal favorites in the great city of Atlanta! - Strong RevPAR - Growing Market - No Reno Needed - Long Term Franchise - Financeable - Managed by a third party operator, but offered un-encumbered of management. Scarcity Value - There just isn't a significant number of premium select service hotel inventory available for sale in the Atlanta MSA vs. the Demand (been the case for many years and more so the case post COVID), which improves your exit strategy as well when/if the time comes. Plus, why not invest in the area with the 2nd highest RevPAR and growing demand?

Many thanks to Kristian Dijkstra at C1 Capital for providing myself and Piers Brown a glimpse into the role of an #assetmanager. In London, we visited Hilton Olympia, which recently achieved planning consent for redevelopment; County Hall Park Plaza operated by PPHE Hotel Group; and South Place Hotel operated by D&D London - all asset managed by Kristian. I learnt about the creative challenges of redeveloping hotels - from reconfiguring restaurant spaces to evaluating tech stacks, all the way through to planning and de-flagging. Who owns the data remains complex, at times hindering collaboration between owner and operator and stifling insights to make more informed decisions. We talked a lot about the guest experience and what differentiates a hotel, and how management teams need a unified view of their guests and operations, facilitated by transparency across all stakeholders. My key takeaway was the value of relationships. Investing in people and real estate go hand-in-hand; great spaces thrive with talented individuals 🙌 I'm eager to learn more and stay close to my passion for all facets of #hospitality.
