Our three panels of industry experts, including Grosvenor, Salford City Council, Gilbanks, and MediaCityUK, shared valuable insights, including: · Grosvenor are looking towards older assets as opposed to shiny, new offices, as commented by Fergus Evans. · 20% of lettings are fitted and furnished. People don't want the hassle of project managing their fit-out with shorter leases, as stated by Will Lewis of OBI. · There is an increased demand in workplaces that offer well-being and event spaces, allowing for social and collaborative interactions, as highlighted Jazzmine Barrett of EPR Architects. · In the cyclical nature of property, investment is currently very low in offices. The general panel sentiment is that landlords should keep rather than sell their buildings in the current market. The West End office market has been on the radar for some time now, with occupiers searching for high-quality, Grade A space in the ideal locations. Unfortunately, the vacancy rate of the desired stock is low and the costs associated with refurbishing and repositioning older assets are stopping development projects. As a result, demand is greater than the available supply. So, what should those looking for office space in the West End do? It's possible to stay in the area, but with the center of Mayfair now expanding to include Oxford Street, potential tenants should be aware that the market is shifting and expanding. They need to ensure that their chosen location has the necessary transport links, sustainability criteria, amenities and floor plates to meet their requirements. See more:

This has been a focus more than ever after the pandemic. Tenants and building owners are moving and creating buildings with more amenity space and vegetation above the structure. However, it takes special attention by design teams to create these spaces on existing and aging buildings. We know, we have years of experience in assisting design teams on these projects. For example, we were part of the renovation of the Old Chicago Post Office project and due to the 100-year-old age of the building it required a very lightweight vegetated roofing assembly to meet the weight loads. This is where our innovative emerging technologies with our high-performance green building products played an important role in making this happen. A little story about our office 💒😊, which was recently featured again: 3 years ago, during COVID (when many companies decided to scale down their #workplaces), we had a strong belief that strengthening our #officespace would be even more important in the #future. Our #vision was to build the best possible office for our #unique #team & #culture. We wanted to create a #modern space, flooded with #light, offering #views over the city and #beyond, and ready for #newwaysofworking. Most importantly, it should feel like a #home with plenty of spaces inside and outside to spend time #together. After 2 years of searching, designing, planning, and implementation – strongly supported by two of our top #smp #consultants, Dominik Bonenberger & Robin Zuern, as well as Ann-Denise Hinse & Caspar Schmitz-Morkramer from Caspar, plus Julia Drews & Sven Jonas from BNP Paribas Real Estate – we finally moved in in March 2023. We invested heavily in our new home because we truly believe that a #keysuccessfactor for remaining one of the #mostsuccessful #strategyconsulting firms in Germany is to create an #environment that makes our people feel at home (like the #family we are) and to build an #ecosystem that helps them realize their personal dreams in line with #valuecreation for our #clients.
