I’m going to share some of my best insider secrets when it comes to locating vacant homeowners to help build your real estate portfolio:
1️⃣ Check the local Tax Assessor’s Office. There, you can uncover not just the property details but also the homeowner's name.
2️⃣ Talk to neighbors who aren't thrilled about that vacant eyesore. They might just spill the beans on the elusive property owner.
3️⃣ Try skiptracing. Once you have the name of the owner you can look them up using websites like thatsthem, whitepages or 411. You can also pay for more sophisticated online tools such as TLO and/or IDI Core. The last resort? Hire a skiptracing pro to get the job done.
4️⃣ Sometimes, a bold move is all it takes. Leave a note on the door expressing your interest in buying the property. It might catch the attention of not just the owner but curious neighbors too!
5️⃣ Uncover a homeowner's history by exploring county/city land records. Even marriage licenses and voting records can provide key information such as birthdates, employment history, or other addresses.
6️⃣ Kick it old school and send a postcard or letter to the property in question. Include "Do Not Forward – Address Correction Requested" on the envelope. If the Post Office has a forwarding address on file, the mail will be returned to you with the forwarding address listed.
