Did you know that during the winter months when move-ins are scarce, Landlords can maximize their profits by charging less? Girl math? Absolutely! ✨ Smart girl math, and here’s how: 3 Landlords own similar properties in the neighbourhood. 🏠🌳🏠🌳🏠🌳 Average tenancy term is 19 months. 💲💲💲Landlord A is chasing her ideal rate of $3000. She has costs to cover. Even though she knows that her property is slightly above the suggested rate (only by $100!), she’s going to put it out there and hope that the right tenant will see just how beautiful her place is. It’s worth it! 💲💲Landlord B is pricing her property just right at $2900. She sees other properties listed at that price. It’s fair market value, and she knows it will rent at that price. 💲Landlord C sees the houses in the neighbourhood listed at $2900 and above. She wants to beat the competition and rent her place out quickly 🏁, so she prices it at $2800. If you were a Tenant, which property would you choose? Now let’s do the math: 💸💸💸 Property C rents out right away. Tenants know it’s a good deal, and don’t hesitate to snap it up. There is no vacancy time, and after 19 months, Landlord C collects $53,200 in rent. 💸💸 Property B rents out next with 1 month turnover time, on par with the market. Although Property A may look nice, not as nice as cash in your pocket. After 19 months, Landlord B collects $52,200 in rent. 💸 Property A rents out last. There were a few showings, but pricing was always a heavy factor. Finally, a tenant who saw the beauty in the details took up the place. There were 2 months of vacancy, and after 19 months from list date, Landlord A collects $51,000 in rent. Bottom Line: Don’t be an A , be like C. Is this really what the young are now left to aspire to. A room with 8 others squeezed into what used to be a 2 bedroom home. Is this really what planners should be allowing, while ignoring or turning down new family homes.? Do you want your children or grandchildren to live like this. They don’t have to, there is a way to enable all that want to into full freehold homeownership. Those like the person below are only interested in rabbit hutches for humans. Bringing them as much money as possible. They’ll tell you they are helping those without a home. The tenements, ghettos, slums of the future with the following downturn in community, decent behaviour, are growing ever faster. And the Government wonder why people don’t want to work anymore 🤷♂️ It used to be that you worked your backside off as it gave you an opportunity to own your own family sized home. That has seemingly been removed from aspirational ability. It truly hasn’t, it’s just the way they want to push us. Rent rent rent. More money continuously increasing for the few that do own and rent out. #R2ORent2Own ®️is the way to a paradigm shift in property ownership. It’s not given to anyone, they have to work for it. But the prize is guaranteed if they do. Not continually moved away from them.

New bill for real estate passing in Arizona. This bill is intended to add more housing to our real estate market. Many people are concerned that it will bring in investors to add an additional short term rental casita to a current rental property and disrupt the neighborhood. The law makers are adding that it needs to be a minimum term 30 day rental and they are trying to push that the owner has to live on the property. However, it is very hard to enforce these regulations. I personally think adding a casita for a family member is a great idea. Plus will really add value when you sell your home. In this day and age, so many seniors do not have the funds to stay in their own home or to live on own. It also is true for the children. To purchase a new home right now is difficult for a 20 year old so a casita may be a good choice and you can charge your child rent so that they learn responsibility and move on to buy in their own. Now with that said, maybe they can create a tax refund or credit that would help with building one! What are your thoughts on this new bill?
