Rates are finally starting to cool off. Home prices are down in the last couple of months as well. If rates continue to drop, prices will eventually react and creep up. But, before that happens, there will be a window where rates are down and prices haven't reacted yet. That's the sweet spot to buy. My prediction is that sweet spot will exist during the next 2-4 months as rates fall but sellers who have been on the market for ages stay desperate.
