Preconstruction Director

This is an opportunity for a Preconstruction Manager with at least 10 years of commercial construction experience to join a top 20 ENR GC in Dallas, TX.

The Preconstruction Director plays a pivotal role in shaping project visions and ensuring client satisfaction. You'll collaborate with architects and internal teams to refine unsolidified project elements, meticulously crafting the details needed for comprehensive budgeting.

Key Responsibilities:

• You'll partner with the design team, proactively envisioning and clarifying project details to create a holistic budget that reflects the client's intent.
• Exercising patience and persistence, you'll guide the project's evolution through multiple budgets and design modifications, always prioritizing the client's best interests. When necessary, you'll take decisive positions with the design team to ensure their vision aligns with the client's goals.
• Working closely with owners, architects, consultants, and preconstruction staff, you'll spearhead the development of budgets, presentations, and other deliverables to meet client needs.

You'll also:

• Review project plans, requirements, and specifications.
• Demonstrate strong leadership in coordinating a team of estimators on large, multidisciplinary projects.
• Analyze labor, equipment, and material costs.
• Review and assess project risks within bid documents.
• Understand project logistics and scheduling.
• Prepare and manage bid packages.
• Analyze and compare subcontractor and supplier bids.
• Collaborate with the project management team on quote and estimate reviews.
• Prepare estimates at various project stages (conceptual, schematic design, design development, construction documents, etc.).
• Assist with post-bid buyouts.
• Lead responses to RFPs (Requests for Proposals).
• Perform other assigned duties as needed.

Qualifications:

• 7-15 years of experience in estimating or construction management.
• Strong understanding of construction methods, costs, and engineering principles.
• Self-motivated with exceptional communication and interpersonal skills.
• Well-organized, adaptable, detail-oriented, and adept at multitasking.
• Proven ability to prioritize workload, meet deadlines, and thrive in a dynamic environment.
