As an Assistant Maintenance Manager, you will play an increasingly important role at GHP. REPORTS TO: Maintenance Manager

HOW YOU WILL CONTRIBUTE:

Customer Service:

  • Create a sense of community and an outstanding living experience for residents
  • Welcome and greets every guest and resident
  • Provide assistance to guests and residents by holding doors; picking up dropped items; giving directions and offering assistance to a disabled person
  • Demonstrates service excellence through the demonstration of company values, our employee promise, policies and initiatives.

Maintenance:

  • Demonstrates care through the completion of daily repair and upkeep of the community
  • Responsible for the preparation of vacant units for occupancy
  • Maintain a thorough knowledge of GHP policies and community policies, including OSHA (Occupational Safety & Health Act) standards and company safety policies
  • Delivers a quality end result to residents by ensuring that repairs are completed thoroughly, in a timely manner and as per supervisor’s instructions
  • Completes tasks related to basic plumbing
  • When staffing situation requires, completes unit painting projects to meet market ready requirements
  • Completes appliance repairs and services
  • Completes simple electrical tasks
  • Completes simple carpentry work
  • Demonstrates a high level of technical ability within the repair requirements of the community.
  • Serves as Senior Maintenance Technician for the team and as such is responsible for completing more complex tasks.
  • Mentors other Maintenance Technicians and helps with their development and learning of new techniques and skills
  • Other duties as assigned

ADDITIONAL RESPONSIBILITIES:

  • Serves as Senior Maintenance Technician for the team and as such is responsible for completing more complex tasks.
  • Mentors other Service Technicians and helps with their development and learning of new techniques and skills
  • In the absence of the Maintenance Manager delegates and assigns tasks to the Service Technician and provides guidance on what work orders to complete.
  • As instructed, supervises and evaluates Maintenance Technicians providing guidance where necessary in areas where improvement is necessary.
  • Assists the Maintenance Manager with unit inspections to ensure punch lists are complete and units are market and move in ready.

YOU HAVE:

  • Desire to deliver an exceptional resident and colleague experience in a fast-paced, high-energy environment
  • Personable, positive, team-oriented mindset
  • 2-5 years in property management or hospitality as a technician or similar experience
  • HVAC certified a plus
  • A High School Diploma or equivalent
  • Ability to understand basic instructions verbally or in written form
  • Ability to multi‐task and have good organizational skills

Physical Requirements:

  • Responsible for creating a safe, respectful and productive environment.
  • Regular and physical attendance is required.
  • Frequently move/traverse, ascend/descend stairs in/around apartment homes and community
  • Constantly positions self to bend, stoop, reach, lift
  • Frequently lift/move/carry 25lbs
  • Occasionally lift/move/carry up to 50lbs with/without assistance
  • Ability to work around chemical cleaning solutions.

Salary Range: $25.00-$27.00 per hour, D.O.E.
