Q2 2024 industrial investment sales volume in Greater Boston already exceeds Q1 totals, on pace to set a 2-year quarterly record https://lnkd.in/en4iifqE Industrial investment sales amounted to $230M. As we progress through Q2, the total sales value has already reached an impressive $359M! Flex and manufacturing spaces are expected to maintain their increased share of investment sales. With the benefit of 5 fiscal yrs history, the General Mills purchase of Blue Buffalo looks really rough. An $8B buy at 25x was quite a big leap and they have landed with a very poor shareholder return. GIS market cap today is about the same $35B as in 2018, adjusted for inflation it is down. Cash flow from operations is the same $3B p.a. and they pay about the same $1B - $1.5B annual dividend as 5 yrs ago. Results and valuation show no return on the $8B. The Blue business (General Mills reports as pet segment) itself has done fine, but not remarkably. Sales have grown about 11% p.a. (7% after inflation) and profit by about 12% (8% after inflation). Solid performance for a sizable brand, but not different from the 12% sales growth and 18% profit growth trend Blue had pre sale. General Mills overpaid wildly for a strong, but already maturing brand. And their operating scale and expertise haven’t generated any net synergies given margins have only expanded by about 75bps. No doubt the teams at Cheerios, Annie’s and Haagen-Dazs had ideas that would have made a better return.

Looking for a way to lower your company's NJ Taxes? The Food Desert Relief Tax Credit Auction allows corporations and insurance companies to bid for a discount of up to 15% on their New Jersey taxes, with proceeds going to programs that improve access to food in New Jersey’s food desert communities. The companies bidding on the tax credits do NOT need to be food related, any corporation can participate. •                    The auction allows companies with New Jersey corporation business tax or insurance premiums tax liability to bid for tax credits at up to 15% discount. There are no commitments or compliance requirements following the purchase of the tax credits. •                    Bidders must request a minimum tax credit amount of $500,000, at a minimum price of $0.85 per dollar. •                    Bidders do not need to be located in food desert communities or in the food industry. •                    The tax credit is valid for use starting in the tax year of approval and may be carried forward for an additional 7 years. •                    We are currently engaging with potential bidders to gauge demand, which will help determine the total amount of tax credits available for auction. In 2023, the program sold $15 million in tax credits, providing buyers with $2 million in total tax savings.
