Principles of Urban & Real Estate Economics using Zonda's #Houston #Texas #Housing #Data Land prices generally rise as you approach the center of a city/metro, due to the consumptive and productive amenities that cities provide and the resulting competition for land with greater access to the same. When allowed, increases in land prices are expected to cause households to shift away from consumption of land in order to maintain #Affordability, i.e. we expect increases in density of housing units. Zonda's #data clearly illustrates this housing market phenomenon in action in Houston. 25' to 30' lots are disproportionately located within 10 miles of downtown Houston, 35' wide lots within 5 to 15 miles and then the most typical 40' and 50' lots reign supreme further out. The otherwise clean illustration starts to get noisy about 40 miles out. Which I strongly suspect is related to the fact that it just happens to be the approximate distance of both Conroe (on I-45 north) and Galveston (on I-45 south) from downtown Houston. These two cities with major recreational amenities, as well as other's across the region, complicate the simple monocentric urban economics model that is the major implicit urban economics assumption underlying the graph. ⚡️This week, Center for Real Estate Technology & Innovation venture board members Vince C. and Ashkán Z. shared their insights into the Dallas proptech market with Philip Russo at the Commercial Observer. “Since then, $2.3 billion has been invested in equity rounds in proptech companies, with $450 million invested in Dallas-Fort Worth-based proptech companies, and $860 million invested in Austin-based proptech companies,” said Zandieh. Included in those investments is $43 million invested in CrowdStreet, an Austin-based commercial real estate investing platform; $20 million in TestFit, a Dallas-based site planning software company; and $15 million in Austin-based Setpoint, a warehouse securitization management platform, he added. In addition, since 2020, 47 percent of Dallas-Fort Worth-based proptech companies have raised a pre-seed round, while 24 percent went to seed stage rounds, said Zandieh. “I do see more and more groups in Dallas regularly involved in conversations in proptech fundraising rounds, and more as advisers in different capacities,” said Cicciarelli. “That’s become a lot more prevalent in the last couple of years.
