We're thrilled to celebrate the remarkable achievements of the Golden Triangle Business Improvement District (BID) and their impressive innovation and growth. In 2021–2022, HR&A Advisors had the privilege of supporting the Golden Triangle BID by conducting a feasibility study and crafting an implementation strategy for this new innovation district. Our comprehensive action plan included a tech ecosystem assessment, sector and workforce analysis, branding and marketing recommendations, and strategies to advance equitable outcomes for D.C. residents. We are proud to see the BID thriving with several notable successes that align with our recommendations. The launch of the Global Soft Landing Program is leveraging anchor institutions like The George Washington University, The World Bank, IFC - International Finance Corporation, and IDB. Recently, two prominent venture capital firms have established their DC presence within the BID, further solidifying its position as a hub of innovation and growth. HR&A Advisors has been honored to support faith-based institutions from Houston to Denver to the Bronx on mission-aligned real estate strategies thanks to the support of Trinity Church Wall Street. HR&A Advisors was thrilled to collaborate with Perkins Eastman and the National Capital Planning Commission on an initial vision to reconnect the Kennedy Center with a greener, more accessible D.C. The proposed plan includes the reconfiguration and burying of highway and ramp infrastructure to make room for a new 27-acre park stretching from Virginia Avenue to the Lincoln Memorial that would connect the Kennedy Center to the National Mall. This monumental effort aims to revitalize the area, improve traffic flow, and create new, vibrant civic spaces. As economic consultants on this initiative, HR&A supported the team’s modeling of the potential economic and fiscal benefits associated with the planned park and infrastructure improvements, including new investment in the surrounding neighborhood and increased property, sales, and income tax revenues to the District. Principal Jared H. Press spoke as a panelist at Project for Public Spaces’ 4th International Placemaking Week conference, highlighting how Prince George's County, Maryland is using a vision grounded in placemaking to drive equitable economic development along the Blue Line Corridor. The County adopted a forward-thinking approach by identifying key public investments in multimodal infrastructure, public anchor institutions, and placemaking through programming and activation to attract private investment in dense, mixed-use, transit-oriented development. Panelists highlighted how, unlike urban settings, suburbia often lacks natural spaces for community gatherings, making it challenging for residents to envision effective placemaking. Yet, the demand for such initiatives is strong. The successful implementation of such long-term initiatives requires a clear and coherent vision that serves as a consistent reference point that can endure turnover in administrations, agency staff, and market cycles. Engaging the community in these environments requires innovative strategies and a deep understanding of their unique needs. While the full realization of the Blue Line Corridor vision will take years, the early successes and lessons learned provide a valuable blueprint for other suburban jurisdictions aiming for equitable economic development. #EconomicDevelopment #Placemaking #TransitOrientedDevelopment #CommunityEngagement

Urban Land Institute New York’s latest TAP report is out with recommendations on how to leverage a new Metro-North station in the Bronx’s Morris Park neighborhood to drive inclusive economic growth. HR&A Partner Bret Collazzi, who grew up less than a mile away from the station, served on the TAP last December and contributed to the report’s recommendations. The report highlights how the new transit link, set for completion in 2027, can support the future growth of Montefiore Health System’s Morris Park campus, one of the Bronx’s largest employers and a regional center of health science education and research. The report emphasizes the need for improved campus connections, branding, and activation of existing and new spaces to benefit both the health system and the surrounding neighborhood. HR&A Advisors is excited to support the Town of Woodstock in raising awareness about local housing needs and opportunities. The housing market in Woodstock has become increasingly challenging, with home values soaring by 84% from 2019 to 2023 and rents skyrocketing by 250% since 2018. Creating more homes is essential to ensuring that America’s Colony of the Arts can remain an affordable place to live, work and play. In late June, HR&A and the Woodstock Housing Committee hosted a housing workshop that brought together over 60 community members. We presented our findings on housing needs, featured insights from a panel of local experts, and explored strategies to increase affordable housing in Woodstock. The invaluable feedback we received is shaping the Town’s ongoing outreach efforts to improve housing access. Moving forward, HR&A will develop a Housing Messaging Playbook and a feasibility model to identify suitable housing types. This initiative is part of Ulster County's Smart Housing Communities Initiative, where HR&A serves as a designated consultant. After working with the City of Boston to launch their Office to Residential Conversion Program, we were excited to see that Mayor Michelle Wu and Office of Massachusetts Governor Maura Healey announced an extension to the program along with $15 million in funding to incentivize converting large-scale office buildings into housing. According to the City of Boston’s announcement last month, the program, “has so far received nine applications to create a total of 412 units of housing across 13 buildings and convert 403,000 square feet of office space to residential space, exceeding initial city goals. Two of those projects that applied to the program last fall have been formally approved by the BPDA Board and will begin construction later this summer.” We look forward to seeing how the program will continue to serve Bostonians by helping move the needle on the housing crisis and breathe new life into existing underutilized buildings across the city! #boston #housingcrisis #officetoresidental #housing

Over the last few months, many of our staff have enjoyed opportunities to come together in Minneapolis, Houston, New York, and other cities around the country. These outings offer a chance to cross-pollinate ideas, reconnect with our mission, and deepen relationships — all critical pieces of the puzzle when building a mission-driven culture. During one of our recent outings in Texas, we toured HR&A projects with our clients, exploring Buffalo Bayou Park and the Houston Ion. We also toured New Hope Housing, Inc. and Project Row Houses.
