    #GreenBlockMondayNews Last week, #InterestRates dropped for the fourth week in a row. In fact, the 30-year fixed rate mortgage average in the US has now fallen 1/2 a percent over those four weeks (500 bps)! Lock those rates as soon as you can! But what if you don't have a deal? What if rates start rising again? Debt-Service Coverage Ratios (#DSCR) are one way we qualify the strength of your loan request. And they're inversely proportional to interest rates. When rates rise, DSCRs drop. And we've watched DSCRs drop over the last year-and-a-half. Deals that made sense at 3.5% may not make sense at 7 or 8%. Duh, right? So how do you continue investing? Enter the INTEREST-ONLY option. WHAT?! We can write a 30-year FIXED rate loan on your rental properties, with a five- or 10-year interest-only (I/O) option. As long as you think that rates will not stay this high for 10 or more years, you can pay interest-only, increase your cash-flow during those crucial early years, then refinance with no penalty once the I/O period ends. And, it's still amortized fully over 30 years. If rates do go higher in five or 10 years, then refinancing won't be a good option, but you'll still have 20 more years to pay off the interest and principal.
